New Construction Orders for Suburban Homes Are Rising


While many areas saw a surge in new multi-family homes during the first year of the COVID pandemic, the lead has been retaken by single-family homes. These exhibited strong growth according to the Home Building Geography Index (HBGI) recently published by National Association of Home Builders (NAHB) for the second quarter of 2024.

The HBGI is a quarterly measurement of building conditions across the country. It incorporates county-level information about single- and multi-family permits to gauge housing construction growth in various urban and rural areas.

During the second quarter of this year, large metro core counties (primarily suburban areas) had the highest growth rate at 17.6%. Micro areas had the smallest growth rate, posting a 3.4% gain.

Breaking down the nation's seven metro and county areas, the second quarter HBGI shows the following market shares for single-family home building:

  • 16.1% in large metro core counties
  • 25.0% in large metro suburban counties
  • 9.4% in large metro outlying counties
  • 28.9% in small metro core counties
  • 9.9% in small metro outlying areas
  • 6.4% in micro counties
  • 4.3% in non-metro/micro counties
