Single-Family Homes Shrinking Slightly
When remote work became popular in 2020 and 2021, many builders responded by adding more square footage to their blueprints. Lower interest rates also contributed to buyers' preference for larger homes. But as interest rates increased and housing affordability disappeared, the demand for smaller homes is back.
According to recent data from the Census Quarterly Starts and Completions, median single-family square floor area was 2,158 square feet, just off the lowest reading since the second half of 2009. Average (mean) square footage for new single-family homes registered at 2,348 square feet.
The average size of a new single-family home, on a one-year moving average basis, trended lower to 2,366 square feet, while the median size is at 2,150 square feet. While slightly improving pricing, these homes may also offer considerably lower maintenance costs and utility bills - numbers you may want to share when showing smaller listings.2
Holiday Weekend Driving Tips
If you're traveling to spend Thanksgiving with family and/or friends, a lengthy drive may be required. Here are some tips from AAA that may help you avoid sitting for hours in traffic when it's time to pack up some leftovers and head home.
Leaving Friday? Try to wait until the Black Friday shoppers have already reached their destinations. If you're able to wait until lunchtime or early afternoon to leave, you'll probably avoid the worst of the traffic. However, if you're waiting until Saturday afternoon to depart, you'll be running into a lot of people doing the same from 4:00 p.m. to 8:00 p.m. It's best to leave prior to 1:00 pm on Saturday.
The Monday after Thanksgiving may actually be the worst for travel, as holiday travelers will be joined by commuters headed to the office. Leaving very early in the morning, or waiting until the afternoon rush is over, may be less stressful.
It's also a good idea to check your phone's map and/or traffic app to see if any alternate routes are available.3
